Application Rental Criteria

Before You Apply

Be prepared to pay the application fee listed on the property listing and provide a valid form of identification along with proof of income.

What You’ll Need

Applicants should be ready to provide 3 years of residential history, rental references, and monthly income details.

Important Notes

If there are occupants under 18, pets, or service animals in the household, that information must be included on the application and lease.

Please read the rental criteria thoroughly before submitting your application. Each resident over the age of 18 must submit a separate rental application.

Lease Qualifying Criteria

Separate application required

A separate rental application must be completed, dated, and signed by each applicant and all co-applicants age 18 or older. The fee is $60.00 per applicant.

Application must be complete

Applications must include all necessary paperwork and application fees before they are considered valid and processing can begin.

Identification required

Provide a copy of a driver’s license, passport, or government-issued photo identification if you do not have a driver’s license.

Income requirement

Income must be at least 3x the rent. Verifiable proof of income is required, including pay stubs (minimum 6 weeks) and 2 months of bank statements. Screenshots of balances are not accepted.

Highest earners only

Income from only the 2 highest earners will be considered toward the 3x rental income requirement.

Pet policy

If pets are permitted with owner’s discretion, a one-time non-refundable fee of $350 is due at move-in, plus $25 monthly pet rent per pet.

Screening included

This application includes a credit history evaluation, rental history verification, employment and income verification, and a criminal background check on all applicants.

Causes for Rejection

Eviction by a previous landlord Outstanding debt or unpaid charges to a previous landlord Excessive late rent payments in the last 2 years Insufficient or unverifiable income Excessive delinquent credit accounts Excessive unpaid utility bills Utilities cannot be placed in a tenant’s name Bankruptcy within the last year that has not been discharged or dismissed Falsification of any kind on the rental application
